Tips & Tricks To Stage Your Home For Sale

Selling your home is a big decision and when you decide to take the plunge you want to know the best tips and tricks to help maximize your profits without hurting your ow pocket.
One of the best ways to do this staging. But, what is staging?
Staging is the act of setting the stage for your home. It is the art of prepping your house for sale to appeal to the most amount of buyers.
In fact studies have actually shown that if you stage your house properly it will be on the market for about half the amount of time that home which isn’t staged and you can make between 6-20% more profit just by staging it. I don’t know about you but that’s pretty impressive and I would certainly rather have that extra money in my back pocket than someone else.
So where do we start?
De-personalize
One of the most important things to do when selling your home is to De-personalize your space.  Make everything neutral so that when people come into your home, they can picture THEMSELVES living there instead of you. Remember you have built a lifetime of memories in this home but new people want to envision what their lives might look like in this space and you have to allow them to do that.
De-clutter
De-clutter your space. Clutter creates chaos which is not what you want a potential buyer to feel!  Research shows that clutter, mess, mail, bills creates anxiety. This is not a feeling you want people to have associated with your home. You want them to feel free of clutter, free of stress and picture themselves there relaxing and enjoying life for good!
Design
Pick an accent colour, pillow or drapes that you love, and then use that color to help decorate your room. Tip: cut a piece of the underside of the pillow or drapery panel and take that with you to match the color Tip: grab a paint chart with variations of the same color. This will let you know what color palette you can stay in to bring in different colors yet not clash.
Budget
Let me be very clear, you do NOT need to throw out any of your current furniture unless it is in really bad shape. Here are some tips to take your old furniture and give it a new look:  Add colorful cushions, blankets, throws, etc. to cover any mishaps that our furniture encounters over the years. These are inexpensive fixes to help give your home a really good facelift. For the rest of your space, pick items with accent colors. Staging is not always functional but it is designed to draw people to the items in the home, and it allows them to dream of what life might be like if they lived there!

Tip: find a store with a good return policy. Imagine staging a house is like picking out an outfit. Are you over buy a little bit to try on colors and pieces that will work. Don’t take the tags off until you are committed to a style that you like. That way, anything that doesn’t work can be returned.
